These are the main aspects that affect the cost of your Home & Contents Insurance:
The newer your house, the cheaper your premium will be.
Is it semi-detached, detached or terraced? Other things being equal, detached properties will be the cheapest to insure.
Traditionally constructed homes are the cheapest to insure. By this we mean constructed of stone or brick with some form of tile, slate, or stone roof. If yours is thatched, your premium could easily double!
If your house was destroyed, how much would it cost to rebuild? This cost is primarily dictated by the size of your home and local building costs. Most insurers will automatically calculate this for you based on the number and type of rooms in your home and the information they hold about up to date rebuilding costs in your area. However, if you home is particularly luxurious, you may need to increase the figure recommended by the insurance company. And if your house has been surveyed recently, always use the rebuilding cost recommended by the surveyor.
Is your house in a good state of repair? Poorly maintained properties will be charged higher insurance premiums.
Is there a history of flooding in your immediate area? All insurance companies maintain records of flooding by post-code. They also know which areas are scheduled as being at risk from flooding by the Water Authorities. If there is a bad history of flooding in your immediate area, insurance companies may refuse to provide insurance cover.
Insurers also consider geological aspects - for example, is there a history of land-slip or settlement in the immediate area? Settlement can be a big problem in peaty and heavy clay areas. Land-slip problems are most commonly found in properties built on the coast or on slopes.
Mining - has your area been subjected to underground mining or mineral extraction? If so, your premium will be higher - that makes it all the more important to get the cheapest you can find.
When it comes to Contents Insurance, theft and burglary rates in your area will be a major factor. The insurance companies maintain detailed records of losses due to criminal activity by post code.
For Contents Insurance, you will be asked to provide a valuation of the various categories of items that you keep in your home. Each category has it's own cost of insurance - so your premium will be influenced by the type and value of the items you own. As you would expect small, high value items are most expensive to insure and you will be required to individually list all valuable items on your policy. Did you know that the average contents value for a detached house is now over £40,000?
